PERSONAL GUIDANCE

A local lens.
Your own priorities.

NDG is part of Susan’s established Montreal practice, and her published client testimonials include a seller from the neighbourhood. Her emphasis on communication and individual needs is a useful foundation here: start with how you want to use a home, then compare the layout, condition and surroundings. Her design background adds another lens for recognizing character and potential.

ARCHITECTURE & HOMES

The character of a home.

Brick houses, duplexes, triplexes and apartment buildings form part of NDG’s varied housing stock. Balconies, shared or private yards and different floor arrangements mean that two similarly sized properties may serve very different needs. Clarify the form of ownership and what is included in the space you are considering.

BEFORE YOUR NEXT MOVE

What to consider.

For buyers

  1. Read the building carefully

Review maintenance of the roof, masonry, balconies and basement. For a multi-unit property, examine the occupancy, leases and shared arrangements with qualified advisers.

  2. Test your daily routine

Walk to your preferred shops and parks, and try your commute. Compare traffic, parking and outdoor space on the particular street you are considering.

For sellers

  1. Explain how the spaces work

Make room layouts, access to the yard and storage easy to understand. For a plex, provide clear, accurate information about each unit and its occupancy.

  2. Prepare a focused presentation

Highlight the property’s character and documented improvements. Work with Susan on preparation and pricing that reflect the home’s condition and immediate surroundings.
